Adobe Construction – cheap and naturally energy efficient

Adobe – or earth construction as some may call it – is one of the oldest building methods in the world. Since ever, humankind has used earth in various forms to build their homes. It has a huge number of benefits most of us modern people forgot about.

I only came to love this type of construction when working on a renovation project of an old town house in Portugal. Until then, when thinking of an earth house I had a very different picture in mind. It was something like a simple hut in an African village.

Adobe walls are naturally energy efficient and can be load bearing. Often, they are very thick, forming a natural insulation from the environmental heat or cold. Earth-based products are naturally sustainable because you are building with the materials that surround you.

Interestingly, approximately 30% of the world population lives in homes made of earth materials. That’s no wonder if you think of the many financial and environmental benefits. That’s why people like me, once we know about it, just love it. It is not only a far cheaper construction method but also has many other advantages compared with modern materials.

The composition of the adobe—or some may call it the recipe—vary according to country and local customs. Usually most of it is made of earth and or clay. Besides that, it can contain other materials like straw, maybe even small amounts of lime. Once I even read about that it can include horse hair. Not sure if this is true though.

There is even a thing they call Superadobe. It is also made from earth and organic materials heartened with lime, compressed into bags which are stacked on top of each other, each layer of bags separated by barbed wire. This method is perfect for seismically active areas.

What is adobe construction

Buildings made of Adobe are very similar to a rammed earth house. The only difference is that the earth was rammed into some sort of brick shape before it was used for the construction. Like this it is very easy to build walls with earth.

Special treatment for adobe construction

Please note that the right plaster is essential to be completely waterproof. You don’t want your wall to crumble apart after a few years. They are several products on the market that are perfect for adobe construction. We can use it for the first plaster on a new wall as well as fixing cracks in an old one. It is very important that the plaster lets the wall still breath.

Also, there can be a problem with raising damp in those buildings if they have no horizontal barrier to stop it. I saw a layer of bitumen sheet or a special plastic be put before the first layer of adobe bricks. Therefore, it is good to keep that in mind before you start building your house.

One historic local custom in my area was that the builders would leave an air gap under the house to avoid any raising damp. With some houses being well beyond 100 years now and showing no sign of any raising damp we can say that it is a truly successful method.

If you live in an earthquake zone it is also advisable to apply a net within the construction to give it better structural properties.

Adobe construction surprises

Probably the biggest surprise was when I found out that adobe was even used for the first modern architecture in Portugal. This is something I would always associate with concrete and steel.

It seems there is no limit to what you can build with it starting with simple garden walls, garages, sheds, houses and even apartment blocks.

Conclusion

Adobe Construction is naturally energy efficient and sustainable because you are building with the materials that surround you. With the right know-how it can give the same or even better comfort than a modern building method.

How to Bring Architectural Masterpiece Designs to Your Facade with Few Expenses

If you need to redesign your house or have a property that desperately needs an update or upgrade the faces, then you’re on the right page. Too often, the upgrades that our property needs are beyond getting flowers for a new front lawn or just painting your way through. Thankfully, there are many options to choose from for what you can do to give your house the facelift that it needs. You can get materials of different colors across different parts of the house, from roof to windows, etc.

You would already know that giving your home exterior an improved look comes with its price. However, what you might not know is that you can do this with a very low budget and still get a magnificent result. You can do this to improve the look of your home, give it a better appeal, and increase the value. You need to execute this project cleverly and carefully.

By now, you’re wondering what you have to do and what your options are. In this article, we look at how to redesign your house with very few expenses.

Paint it

Although painting your exterior might not just be enough when talking about redesigning your property. However, it remains one of the easiest steps to take and one of the cheapest as well, so it’s worth mentioning too. While it can’t be the only step, it should be one of the first steps.

In painting your exterior, you can either go safe with the minimalist way or take the risk and go for a bold color. Experimenting with different colors may add more character to your building, and going for a white facade is more practical and classic. You can as well choose to combine the two concepts by using the bold colors as an accent while you have a dominant white facade.

Use glass curtains

One exciting way to redesign your house is to add more glass surfaces to it. There are different types of glass surfaces that you can add to your home to replace some sections. This will give your house a better aesthetic and add the 21st-century touch to an old house. Apart from changing the look of your house and making it more beautiful and fancy, it also gives more room for natural light in the building, making your home more energy-efficient.

Replace your roof

You can easily upgrade your home’s exterior by putting away the old roof and replacing them with something better and more exciting. It doesn’t matter how good your house looks or how much renovation you do; if the roof isn’t attractive, it will stand out. If your roof isn’t ideal for your house settings, it’s a fact that it will stick out very easily.

When you renovate your roof as part of the plans to redesign your house, you need to be practical about the way you approach it. There are different options to choose from, both the cheap and expensive ones. You need to look at the options and go for the one that fits into your budget. The good thing is that you can get very beautiful and long-lasting roofing materials at very cheap costs. You must reach out to a contractor or designer to provide some help with this.

Add feature lighting

It’s effortless to add feature lighting to your house. They are perfect for illuminating and highlighting your frontage, and they are inexpensive as well. There are numerous examples that you can take inspiration from in mounting a feature light on your home wall or front fence.

These feature lightings are pretty simple, but they are capable of changing the character and outlook of your house. So, you should make a point of replacing the outdated fixtures in front of your home with stylish and new designs to give your house a very modern look. You could also take this a step further by adding more lighting. This will make your home even brighter at night.

One hack to improve the look of your feature lighting without changing it is to repaint the old fixtures in black. This will give it an updated feel and comes in handy for your redesign, even if you don’t have a budget for lighting.

Add a gate and build a fence

If you love your privacy and you see it as a priority, then you might want to consider building a fence around your house and install a gate as well. Apart from giving you the privacy you love, it adds more style to your house and gives it a massive upgrade on the exterior. You just have to make sure that the fence and gate go well with the main building’s design so that it doesn’t appear too tacky.

Even if you aren’t strong on privacy, adding a fence and gate to your house adds some more elegance and class to your property. It lets light in and also gives you more security.

Rework your garage and driveway

Many people tend to ignore their driveway when they redesign the house, but it often stands out in a bad way. You might not see how important it is when you do it; you only see it when you don’t. But you don’t have to find out by yourself. It wouldn’t take much for you to redesign your garage to fit your home’s style, which improves the appeal of your house. You can add materials such as stained concrete, bricks, etc., for the update. You can also do some work on the garage door to make it more personal.

Conclusion

If you are going to redesign your house, there are different areas that you need to work on. You must know what accessories to use and the style that best suits your building. While it may appear complicated at the start, you will enjoy the look of it, and you will be glad that you took the time to redesign your house.

Home Improvements You’ll Never Regret

When it comes to home improvements, there are some that surely will last a lifetime.

Home Improvements

Sitting in an apartment that was built when I was born, I wish the builders already had thought about some extras instead of going for the minimum standard.  But on the other hand, I probably would not appreciate some changes as much. Although it’s impossible to predict the future there are a few enhancements that surely will give more comfort, sustainability and even increase the value of your home. So, no matter if you’re ‘dwelling or selling’, here are some areas that are a safe bet.

Windows

By replacing old windows with high-quality double-glazing windows, you are adding energy efficiency along with security to your home. Needless to say, it makes your house so much more comfortable, they look good and sometimes they are also easier to clean – depending on how your old windows looked like. This is definitely something you will love.

Heating

Did you know that upgrading a home’s boiler and heating system has the highest return of investment when it comes to increasing a property’s value? At the same time, it is even more cost-effective than other renovations and refurbishments.

Best is to combine the fitting of new heating equipment with other improvements, such as replacing old windows, sealing the entrance door and insulating the roof. In doing this, you can see your energy savings begin to show.

Electrical

Extreme temperatures can put an extra burden on your home’s electrical system. If yours is already older it would probably be a good idea to have it inspected and at the same time the electrician can advise you on electrical improvements you can do.

Getting the right lighting in your real estate is not only saving electricity but it also puts your home in the right light. With the right light fixtures you can cater for the right mood and set an ambience everybody loves.

No-Cost Home Energy Upgrades

Some countries help homeowners to make energy saving upgrades. Whether you rent or own, you could be eligible to receive free energy-efficient home improvements or get some financial help. It surely is worth to look this up in your country before you start your home improvements as this can really make a big difference in your budget.

How My House Project Helped Me to Escape the COVID Insanity

While social distancing is strongly encouraged—and you should stay home if you can—you have the time of your life. Or haven’t you?

Articles about how wonderful this time at home is, are popping up like mushrooms in autumn. You hear how you can find new passions and hobbies like painting, reading, baking, cooking etc. It all sounds really lovely, just like great holidays at home. How cool is that!

Expectation vs Reality

Reality sometimes paints a very different picture. While others become master chefs, you might not even have any appetite. Or while others are proud how they have parties in zoom with family and friends you may just wish to be left alone finding this peace you so desperately long for. Seeing all this happy people at home made me wonder, why is it so damn hard for me?

Although I would generally consider myself mentally healthy with a stable family life, I found the new situation very challenging. This was for many different reasons. And that’s it really. Everybody of us is different and copes with this new situation during COVID in a different way.

Keep Yourself Busy with the Right Thing for YOU

One factor for me was that I had not much to do at home where I could really find my inner peace. Being at home with all the family all the time can get on your nerves a little, especially if you weren’t used to it. This is even worst if you have no space to escape to. For example, if you have just one bedroom—of course shared with your spouse—that functions also as office for both of you.

What saved me was something I noticed even before the COVID. It has to do with retired men in my region who worked in construction. Strangely enough, after they retired, they keep seeking work for themselves. They even offer their services at a very low price. I could never understand why—after a life of hard labour—you still want to work more. But now I do.

I have a thing in common with those retired men. I love to work and I always enjoyed working with my hands. Working in construction gives me the feeling that I create something lasting. Also, physical activity is proven to be very beneficial for your mental health.

Physical Activity Is Good for Your Mental Health

When you hear “Physical Activity” the first thing that comes to mind is doing some sport—working out in a gym. But working in construction gives a fair amount of exercise too. Fact is, working hard makes me happy. This gave me an idea.

My House Project

Fortunately, I live in an area with a number of uninhabited run-down houses in the neighbourhood. Therefore, it was easy to find a cheap house for sale. I was able to buy one for me that I can renovate now in my own time, all by myself. Not only is this incredible rewarding but I can also go there whenever I need some alone time. It has given me a completely new feeling of freedom—something I lost during the COVID.

My house project also helped me to learn lots of new things. Before doing something fresh in the house I always watch some “How to” movies on YouTube. It’s incredible how creative people are. This is definitely contagious.

Not Only a Personal Achievement

My House Project hasn’t gone unnoticed in the neighbourhood. I got a lot of positive feedback from the neighbours. As much as my house project has benefited me personally in this critical time, I’m still looking forward to profit from it financially. Once finished I’m sure I can sell it for a good price.

Working from home? No, working from Paradise!

Working from home has become the new reality for many of us in the past year. Many found themselves in this very new and – no doubt – challenging situation. Depending on the circumstances of each individual it could mean to either be alone at home or to find a quiet corner in your busy family home. Both situations come with their very own set of problems as well as advantages.

I found myself in the second scenario. The bedroom became my office as well as my husbands’. In each video conference we hoped none of our children would storm in to scream out the latest mischief one of her siblings did… To tell a long story short: I believe many of us homeworkers wished for better working conditions.

Buy a covid friendly home

Buying a new home that better suits our needs in this time definitely crossed our mind. Looking at all the complications though, made us soon realize that it does not seem to be a good time for that, not just yet.

I saw many articles popping up about covid friendly homes – meaning it is NOT friendly to the actual covid virus but rather helps people to live with the new situation. There is a lot of speculation going on how such a home would look like.

Others might also suggest that soon there will be a vaccine and everything will be back to normal again – just like the time before the outbreak of the coronavirus.

Another thing to consider is that your house might not be worth what it used to be due to the financial impact the pandemic had on the real estate market.

Therefore, it might be a hasty move to sell your home and get another right now.

What you can do

Many people did not go on their annual holidays abroad this year out of fear or due to complications, such as needing to be quarantined when they return to their home country. But what if you would get the chance to combine your holidays with your new working from home situation?

Speaking with many who worked from home even before the spread of the covid, you can be free to choose where you like to live. This is fantastic. I know some who choose really nice places where real estate is very cheap. They were able to keep their costs of living down and at the same time live in a great location.

If you like to get an idea where it would be very cheap to buy a house have a look at this map:

Paradise Guaranteed

I recently came across the Barbados Welcome Stamp – basically it is a special visa for remote workers who want to work and live in Barbados for 12 months. So, if you are looking for a change and you like to try another country for a year why not have a look?

5 Smart Tips to Renovate Your House and Make it More Expensive

If you are trying to sell a house and make the most of it, you better make sure to turn your property into a super-attractive home. Let us be straight about it and tell you that it’s not an easy job – at least not in most cases – but it definitely pays off to renovate your house and make it more expensive.

You’ve probably brainstormed hundreds of possibilities, but do you know the most productive house repair tricks? If you don’t know where to start, check out five smart tips to enhance your real estate and sell it for the maximum price possible.

1.     Take Care of Street Appeal

Humans are visual beings who judge other people and things almost instantly. According to reports, it takes a person only seven seconds to form the first impression. In other words, your house may have only a few seconds to impress potential buyers.

How can you help prospects fall in love with your property? The answer lies in street appeal. You can improve it using many different tricks, with the most popular being:

  • Mowing the lawn to make clear yard lines
  • Cutting the trees to make them look neat and clean
  • Replacing lanterns and other outdoor lights
  • Repainting the front fence

2.     Free Up Some Room

Do you know what really impresses house buyers? It is a place with enough room to add personal stuff and make it feel like home. This is exactly why we recommend freeing up some space before the next prospect pays you a visit.

You can do it by removing personal things from the living room, kitchen, and bedrooms. Take out your family photos, souvenirs, and all other items that might interfere with the visitor’s experience. The bottom line is that you need to depersonalize the property and let your guests imagine what they would do with it.

Keep in mind that this trick applies to all properties, from small downtown houses to 30a home real estate.

3.     Consider Kitchen Upgrades

A kitchen is almost always the central point of every house. Everything revolves around this room, so you might as well consider completing a few kitchen upgrades.

A tip that proved to be useful is to introduce natural light to the kitchen. If you have nothing but a small window, think about replacing it with a much larger window. Of course, there are lots of minor solutions to think about here such as refurbishing the floor or replacing worktops.

Any idea that can make a new chef more comfortable is welcome.

4.     Beware of Details

You probably know that the devil is in the details, a proverb that perfectly suits the real estate business. If you want to get the highest price for your house, you need to pay attention to the smallest features that are easy to repair but make a huge impact on buyers’ decisions. This is what we are talking about:

  • Wall cracks that make your house look old
  • Dust and dirt in lower corners and spider web in the upper corners
  • Broken flooring elements
  • Faucet leakages
  • Malfunctioning door handles
  • Any other broken or dysfunctional elements

5.     Think about Energy Efficiency

House owners who make their property energy-efficient can impress potential buyers and convince them to complete the purchase. Details such as wall insulations and double-glazing windows can look great in the eyes of a typical client for two distinct reasons – financial and environmental. Of course, it will also make the price of your home skyrocket.

Up to You

House renovation goes a long way, especially if you need to repair a lot of interior elements. However, you can speed up the process if you focus on the essential improvements only. In this post, we showed you five smart tips to renovate your house and make it more expensive. Can you renovate your place like this?

How to avoid Real Estate Scams

Our real estate portal can be a great way to find somewhere to rent, to buy a cheap property or to sell your house. But with any online space there’s always a risk of hoaxers being active and attempting to trick you.

With thousands of live ads at any given time, it’s hard for our real estate websites to stop every fake ad or block every fake user instantly. Therefore, being aware of what to look out for is a big help to avoid real estate scams.

What does a Real Estate Scam look like?

Real Estate scams trick potential buyers or home sellers into thinking they are dealing with a legitimate contact but it is actually a scammer.

Unfortunately, there isn’t just one method that fraudsters use.

For Sellers

So far, the only known scam on our website are fake enquiries. This means someone sends a message to the advertiser through the contact form on our website.

Once the advertiser replies to the enquiry the scammer can use his email contact to spam him with emails.

He might tell a story of “being a soldier in Iraq that likes to invest in your country” or “ being the widow of president so and so who likes to move to your country with all her millions ”. Stories like that definitely ring a warning bell.

We also recommend that you discontinue communications with the enquirer if he/she:

  • doesn’t want to travel to see the property or asks you to come and see him
  • wants to buy the property for a higher price than asked
  • likes to know your bank details or to wire funds via money transfer services
  • wants to pay in advance

For Buyers

As we have no way to check the authenticity of an advertised real estate, we recommend caution before giving sensible information to anyone you don’t know. This is standard online practise.

Scammers will usually pose as genuine sellers and post fake ads. That’s why they are very difficult to spot.

The ad can be for anything, rental properties or real estate for sale. Most probable, it will even include pictures and other details – maybe copied from a genuine seller’s ad.

We recommend that you discontinue communications with the seller/landlord if he/she:

  • asks for rent payments or deposits in advance
  • seller claims to be unavailable and insists on payment before you can inspect the property
  • seller is very interested to get all your personal data

Also, if you are still not sure, you can do an internet search using the exact wording in the ad, many well-known cheats can be found this way. If the advertiser is a real estate agent you can also look up his business information to see if he is legitimate.

How to protect yourself from Real Estate Scams

Being informed about possible dangers in itself is already a protection. It helps you to be cautious and to look out for warning signs.

We all heard this many times, if something sounds too good to be true, then it probably is.

We focus on advertising cheap properties for sale our website, therefore many times it looks too good to be true. But of course, that does not mean they are fake ads.

A good indicator is to search for similar properties for sale in the same location. Also see if the real estate needs major works. You might be looking at a fixer-upper. Only if the price seems far lower than the competition you may question its authenticity. Often the reason for one real estate being cheaper than others is its condition, location or legal problems.

Use a safe legal procedure to buy Real Estate

Fortunately, most countries have a certain procedure in place when it comes to buying properties.

This makes it almost impossible to go through with a Real Estate Scam until the end. For example, in many countries it is mandatory to use a notary or lawyer to deal with the sale. Even if the seller requests a deposit as a down payment before the sale, this can already be handled through a trust account of a notary.

Sticking to the official process is a simple and very effective way to safeguard yourself against real estate scams.

How to report a Real Estate Scam

Have you spotted a fake ad on our site? Please, drop us a quick message in our contact form.

Do you like to report a scam? Depending on the country you are from there might be different places that are best for you to report the scam.

A cheap pool for your home

Summer means pool time. For many of us, a pool is the epitome of having a good time. Especially in summer holidays a pool is one of the things we don’t want to miss.

But if you usually visit a public pool or leisure centre, that might not be an option right now. On the other hand, building your own pool at your home is a big and expensive venture.

As we have around 39ºC (102ºF) right now, I happen to find myself desperately searching for a cheap pool solution. Little did I know I would find the hot trend of the summer.

What about a stock tank pool at your home?

What is it, you may ask. Well, it happens that these inexpensive farm items were originally designed to water livestock. Now, it seems people have discovered them for their own pleasure. They are appearing in gardens across the world.

It’s a great idea, inexpensive and has a certain charm to it. How can you get one?

Choose a “pool” size

First step would be to find your local farm item supplier and see what options are available. In most areas the biggest round troughs are the most popular. Naturally, they would offer the best swimming experience.

Pick the right spot

Next or at the same time you need to decide where to set it up. You will need a spot with a level foundation. This means it needs a solid, level base free of any rocks or sharp edges.

Add pumps and chlorine

Of course, you like to enjoy your pool for as long as possible. Therefore, you will need to add a few things to keep it clean and safe. I found a very detailed description on how to do it (it has very nice pictures of stock tank pools as well that might give you some ideas). Check it out at Hey Wanderer blog

How to Find Cheap Land for Sale in Texas

You are making a wise decision if you are planning to find cheap land for sale in Texas because buying a property in the other states can break the bank. If you see the estimated value of the combined areas in the United States, the total will be around 23 trillion dollars.

If you will look for land in Texas, the average value per acre is only around 7,500 dollars. The agricultural property is one of the reasons for its reasonable price, which makes Texas one of the ideal places to look for cheap lands.

Why Buying Land in Texas Is More Practical

There are a few reasons why buying land in Texas is more practical. The most obvious is that most areas in Texas are agricultural. Moreover, here is why purchasing an estate in Texas is the right choice, especially if you will use it for agricultural purposes.

  • Local government is less strict on controlling the state’s real estate development.
  • Agricultural lands provide a massive amount of reduction in annual taxes.
  • Financing companies are willing to lend to farmers and landowners.
  • You can be eligible for the Federal income tax Schedule F.

As you can see, if you will use the land for farming, wildlife conservation, and timberland, you can save a great deal in Texas.

How to Find a Cheap Land

Now that you know that Texas offers a better deal than with any other estates, you can lower the price more if you know how to buy one at a lower price.

Aside from paying for the land, you also need to consider the other variables like tax receipts and land surveying. Most often, the new owner pays for tax receipts. You also need a service of a land surveyor to ensure that you are getting the exact land measurement for the price you paid.

Image by David Mark from Pixabay

The common types of properties that are cheap are the property, foreclosed, and government-owned. The only con is that it is not easy to find these properties on your own. You need to contact a bank to ask for foreclosed properties or ask help from mediators like land brokers, auctions, and realtors.

Sometimes, you can find the best deal on e-commerce websites like e-Bay and Craigslist.

The best way to acquire the lowest price is to buy a land that is away from the city and establishments offering essential goods, such as grocery stores, schools, and gas stations. Next is to find the owner and haggle directly. If you are lucky, you can come across the owners who are willing to bargain for a low price to get rid of the property.

As you can see, it is not difficult to find cheap land for sale in Texas.
