Pay monthly via an official legal notary contract possible.

Ones the deposit is paid a formal contract will be drawn up. And you will have immediate rights of access to the house to start enjoying it.

Deposit 500 and the rest in monthly installments of no less than 200 euro per month.

For the dreamers! For 500 euro per month you can rent a nice apartment in Bulgaria for 3 years. By then you will have paid 18.000 in rent. BUT you still won't own it! If you pay 500 a month for 2 and a bit years you will OWN this house outright! If you pay 250 a month for less than 5 years you'd also own the house outright including any renovation and increase in value that would have happened during that time. But you pay the selling price as it is today. Unlike renting when you will be never own the property this can't be such a bad deal. It's basically a mini mortgage and 100% legal fairly and common here in Bulgaria.
