Old country house with vast plot of land and quiet location situated on top of a sunny hill in Bulgaria. This rural property is located just five minutes away from the center of a quiet village surrounded by beautiful mixture of forest, hills and wide open fields. This real estate is 50 km north of Vratsa, Bulgaria. It consists of an old house, little annex located next to it, solid barn and vast plot of land. The place had been empty for many years now and requires certain amount of money and time invested in it to be brought pack to modern day living standards. The house has two floors. The ground level holds three premises which were used as storage areas and basements. Above them is the living area which occupies the second floor. It starts with a short corridor which connects three rooms – bedroom, living room with kitchenette and another spacious room which was planned to be transformed into bathroom with separate toilet but the construction was never fully completed. There is also a nice terrace at the front. The little annex located to the side of the house has two rooms – bathroom and small living room with kitchenette. The barn is situated to the other side of the house. It has two floors. The property is surrounded by solid fence from three sides. Currently the fence needs some work here and there but most of it is still in place and in good condition. It has being built from solid stone blocks and bricks. The buildings require a good cleanup as with the time many of the items and furniture inside them had become obsolete, redundant and can not be used while at the same time they are taking to much internal space. The plumbing for the bathroom inside the house has been done and there is a new cesspit just outside the building. The roof is generally in good condition but it should be revised in order to make sure that the wind have not moved any roof tiles from their proper position as well as to inspect and see the wood work and roof frames. The house is very solid and stable and there aren`t any cracks anywhere on it inside or outside. The little annex next to it requires complete renovation as it is currently in poor state but it makes a perfect little addition to the house. The barn is a great structure made of wood and solid stone blocks which keeps the charm of the countryside from the late 1900`s. The second floor here can be transformed into nice living area, workshop, dining area or sitting area. It offers a long wooden terrace with strong resemblance to the traditional wooden decks which one can find in the 19th century Bulgarian houses. The plot of land provides lots of open space which is currently a bit overgrown and needs clearing. Some of the trees in it are fruit trees such as plums and walnuts but there are also a few bushes and the rest is mainly grass. When cleared, the garden allows one to admire a great panoramic overview at most of the village and the surrounding hills. The land here is nice and fertile thus providing great conditions for those who would like to grow fresh and clean vegetables and fruits. As the area around the village is agricultural there are no factories for miles and this asures everyday peace and quiet along with unlimited amounts of clean, fresh air. The property is in a sunny location which receives sunlight all day long. The local shop, the mayor`s office and the post office are within five minutes walking distance from the property. The local chapel is just next door and at the moment is being renovated. The nearest village is about 4 km away from here. There one can find more shops and cafe-bars. The nearest gas station is about 10 km away. There are a few English families living the area already. The regional center Vratsa is about 40 minutes by car from the property while Sofia International Airport is within 2 and a ½ hours drive away. Cheap old property with vast plot of land and great location in the countryside.
